Social Housing
Awaab’s Law Phase 2 readiness for registered providers across the Midlands, London, and South East.
Awaab’s Law Phase 2 Response Readiness
Phase 2 takes effect October 2026 and applies statutory response times to Category 1 electrical hazards in social housing. Dangerous wiring, faulty consumer units, and exposed live parts all fall within scope. We provide inspection capacity, a defined remedial pathway, and the audit trail registered providers need to evidence compliance to the regulator.
Statutory Response
- C1 hazard isolation within 24 hours of identification
- Defined remedial pathway from inspection finding to certificate
- Audit trail aligned to regulator and tenant communication needs
EICR Programmes Across Occupied Stock
Periodic inspection across an occupied housing portfolio requires careful access planning, not just testing capacity. We coordinate with housing officers on appointment windows, no-access protocols, and escalation routes. Each property receives an EICR to BS 7671 with clear C1, C2, and C3 categorisation, scheduled remedial work, and re-certification on completion.
Inspection Standard
- EICR to BS 7671 with C1, C2, C3 prioritisation
- No-access protocol and rebooking workflow
- Re-certification after remedial completion
Resident Access and Safeguarding
Every operative who attends a tenanted property holds an Enhanced DBS and works to a resident access protocol covering identification, appointment confirmation, vulnerable adult awareness, and respectful conduct. Housing officers receive same-day visit reports through Contracts OS, including any safeguarding concerns, no-access events, or follow-up actions required.
Tenant Protection
- Enhanced DBS on every operative
- Resident access protocol on every visit
- Same-day visit reporting through Contracts OS
