What Is Fixed Wire Testing?
Fixed wire testing — formally known as periodic inspection and testing — is the systematic examination and testing of a building's permanent electrical installation. This covers everything from the incoming supply through distribution boards, circuit wiring, protective devices, and earthing arrangements. The result is an Electrical Installation Condition Report (EICR) that grades the installation against BS 7671, the IET Wiring Regulations.
For commercial buildings, fixed wire testing is a legal requirement under the Electricity at Work Regulations 1989. The recommended interval for commercial premises is every 5 years, though higher-risk environments such as industrial units or buildings with older installations may require more frequent testing.
The purpose is not simply to produce a certificate. It is to identify deterioration, damage, defects, and non-compliance before they become safety hazards — and to provide a clear remedial pathway for anything that falls below the required standard.
